Lake Breeze Subdivision is an 87-lot single-family residential development located in the Town of Webster, Monroe County, New York. The project is organized as a cluster subdivision under New York State Town Law Section 278, a planning approach that allows flexible lot layout in exchange for the permanent preservation of open space. At Lake Breeze, this resulted in a centrally located parkland area preserved for the benefit of all residents within the private community.
The development includes regulated wetland areas that required permitting coordination throughout the design and construction process. McMahon LaRue Associates delivered full services across all four subdivision sections, from initial boundary survey through construction completion and final as-built documentation.
MLA’s scope began with a comprehensive boundary survey to establish the property limits and existing conditions across the full development parcel. From that foundation, the team completed full subdivision layout and lot design for all 87 single-family lots, organized into four sequential development sections.
Site engineering services included internal road geometry, utility alignments, grading, and stormwater management design. Wetlands permitting was coordinated with applicable state and local agencies, ensuring buffer compliance throughout all phases. MLA provided construction engineering support as each section was built out, and completed as-built surveys and drawings upon section completion.
