Old Brookside Apartments is a multi-building residential development in the Town of Canandaigua, Ontario County, New York. The project includes multiple apartment buildings and a community center serving residents, set on a steeply sloped parcel that required innovative earthwork design to achieve buildable terraces while managing significant grade changes across the site.
The development integrates with an existing residential district trail network, providing connected pedestrian access for residents. McMahon LaRue Associates delivered comprehensive surveying, engineering, and construction support from initial design through project completion.
MLA’s services included topographic survey of the full parcel to establish existing conditions, followed by complete site planning and engineering encompassing building pad design, internal road layout, parking, and grading. The team designed all on-site utilities — water, sanitary sewer, and stormwater — and coordinated connections with municipal systems.
Challenging earthwork volumes were developed and balanced across the site to minimize import and export of material. MLA prepared all regulatory submission packages and represented the project through Town of Canandaigua Planning Board and other agency reviews. Construction support services included field staking, inspection coordination, and as-built documentation.
